This agreement is for the hire of April Cottage, Bacton for short term holiday let.
This agreement is formally entered into between the Owners (Lee & Jemma McCarthy ) and the Hirer (you) when
the deposit payment has been received.
Please ensure you read the terms and conditions and contact us if anything is unclear so we can avoid any misunderstandings.
1. Payment terms: 20% deposit secures the booking. Payment of the deposit must be made within 48 hours of email
confirmation of dates from April cottage. Payments can be made by BACs. The booking will not be held for longer than 48 hours if the deposit is not paid.
The balance is due in full 6 weeks before the arrival date. Should full payment of the balance not be paid within the timescales above, the booking will be cancelled and the deposit is forfeited. Please contact us as soon as possible if you have unavoidable issues. If your booking is a short notice booking (less than 4 weeks to arrival) then we will require full balance upon booking unless agreed otherwise
Refunds will not be given for early departure.
A refundable damages bond of £100 is payable with the balance. This will be refunded in full within 5
days of your departure unless charges for the following are incurred and deducted from the bond:
• Professional cleaning for excessively soiled laundry or replacement costs if it cannot be cleaned.
• Damages to the property or contents beyond reasonable wear and tear, or missing items.
• Smoking and vaping anywhere within the building.
2. Cancellations:
Please advise us as soon as possible if you need to cancel your booking. Cancellations more than 6 weeks before the arrival date will have the deposit refunded only if another booking can be secured. If another booking is not secured the deposit will be retained.
For cancellations less than 6 weeks before the arrival date we retain the full cost of the holiday, if no alternative booking can be obtained. If an alternative booking can be secured we will refund the
full cost of the holiday minus any discount we have to offer for late sales.
We will make every attempt to resell the holiday should you have to cancel but we strongly recommend you take holiday insurance for this eventuality.
Your booking will only be cancelled by the owner in exceptional circumstances beyond our control. Notification of the cancellation will be given as soon as possible and we will promptly refund all payments made by you. Our liability for cancellation will be limited to payments made to us.
3. Hirers responsibilities:
Please read and adhere to our guide which is left in the property.
The hirer is responsible for the property and its contents during the stay and is expected to take care of it and leave it clean and tidy at the end of the stay.
Please report all damages/breakages immediately to the owner.
If there are any problems with equipment or appliances during your stay please let the owner know so we can remedy the issue.
The owner is not liable for any loss or damages to your personal property during your stay so please insure you take the necessary steps to safeguard your personal belongings.
Dogs may be left alone in the cottagen with the agreement of the owners.
4. Arrivals and Departures:
You may enter the property from 3pm on the day of arrival and please vacate by 10am on your departure day. Please leave promptly to allow us time to prepare the cottage for our next guests. Late departures may incur an additional charge. Early arrivals may be possible so please contact the owner to check.
April Cottage is a 6 person (plus infant)holiday let and we allow all dogs free of charge. Only those listed on the
booking form can occupy the property. This must not be exceeded unless agreed in writing with the owner before the booking is confirmed.
5. Directions and Keys:
Details will be emailed or telephoned approximately 2 weeks before arrival.
6. Candles:
Fire regulations state the use of candles, tea lights or ethanol burners is prohibited in holiday cottages.
7. Smoking and vaping:
April Cottage is a strictly no smoking property and you may not smoke or vape anywhere within the building. You may smoke in the garden but please clear away any cigarette butts.
8. EV Charging:
Under no circumstances can internal or external sockets be used to charge EV’s that have not been specifically installed for electric vehicle charging as it is not safe and we are, therefore, not insured, electric scooters or bikes are not permitted to be charged anywhere on the premises.
9. Data protection: Any information we collect for your booking, will not be shared with any 3rd party, only be used for the booking, and stored locally and securely for a reasonable time. If you have any questions about the information we collect and its use please email us.
We may email you with special return guest discount offers in the future – if you do not wish to receive emails from us after your stay please let us know.
11. Owner Access:
If the owner needs to enter the property during your stay they will endeavour to contact you to arrange a mutually agreeable time.
